One of the realities of home ownership is, there will be, at some point, the need to do, either some repairs, renovations, etc, in order to maintain the house! One of the components of any home, is its roof, and, since, anyone living in a house, for any period of time, will, generally, experience, some issues, whether major or minor. In many cases, there are several options and alternatives, for addressing roofing issues and challenges, from minor repairs, or tweaks, to major overhauls, renovations, etc. With that in mind, this article will attempt to, briefly, consider, examine, review, and discuss, 4 potential options. homeowners have.

1. Repair: One of the first things to consider, is the age of the existing roof, as well as the type and material, used. Was the original roof, rated for 15, 20, 25, 30, or 40 years? Is it a slate roof, or some exotic, more expensive material? How bad is the damage? Is it limited to a small area, or more, wide – spread? How many times has it been fixed, previously? Some repairs include: replacing, or re – enforcing specific tiles; using tar or other remedies; cleaning gutters, which may not be functioning properly; etc.

2. Add another layer on top of the existing one: Depending upon how many layers, presently on the roof, and local laws and ordinances, a potential solution, may be, to lay another layer of roofing, on – top – of, the exiting one. When this is a possibility, it often reduces costs, of materials, labor, etc.

3. New conventional roof: If the supporting components of the existing roof, are weakened, etc, another layer, isn’t a smart solution, but, rather, one might be better served, removing the existing one, including the sub – structure, etc, and replacing it, with an entirely new roof. Conventional roofing materials are usually rated, in terms of, the expected useful life, and, include, 15, 20, 25, 30, and 40 years.

4. Solar roof: Elon Musk’s company has designed an alternative to a conventional roof, which, some people, who have decided to replace, instead of repair, the existing one, might make sense! This system, uses special solar tiles, which are used to provide solar energy, to reduce overall energy costs, while being far more renewable sources. This was considered, previously, to be somewhat prohibitive, in terms of costs, but, in the past few years, the overall costs of these, is now, about the same as a better, conventional roof.
